How we workCambridge Home Search provides a full range of home finding and property search services, from initial orientation visits to exchange of contracts.
We can also help you to secure properties that may not be on the open market by actively contacting home owners in specific roads or villages to identify anyone considering selling or letting. Cambridge Home Search has long established contacts at key local estate agents ensuring you also see any properties that are being 'quietly marketed'. |
The Process |
Initial Consultation
A face-to-face meeting allows us to get to know you to get a clear idea of your ‘must haves’. The Long List Initially you would be presented with a list of properties that match your criteria 'on paper', together with an assessment of their relative advantages/disadvantages. The Short List Cambridge Home Search view all potential properties and send you a detailed report. At this point we suggest including the possibles as well as the probables in order to make sure that good houses aren't missed. It is this part of the process that is most time consuming and is the prime reason to use a search agent. Viewings We arrange a schedule of viewings, which we do together, at your convenience. Negotiation Once we’ve have identified the right property, we then negotiate the price on your behalf. Many search agents claim to be able to save their fee in the negotiation. While this may happen, success in the competitive Cambridge market should be judged by the ability to buy the right house at a fair market level. Sales Progression Once a purchase is agreed,Cambridge Home Search would then work on your behalf to keep the move on track, liaising with agents, solicitors, surveyors, chasing searches, keeping you up to date, through to exchange. This stage is very time consuming and can cause considerable stress. |
